What CDMX Requires

Mexico City is a seismic zone. Structural engineering for residential construction in CDMX is not a standard calculation — it must account for the specific seismic microzone of the site, which varies significantly across the city. Buildings in zones that rest on former lake bed behave differently during seismic events than buildings on rocky ground in the western delegaciones.

Every building permit in CDMX requires a DRO — Director Responsable de Obra — who co-signs the permit application and holds legal responsibility for structural safety. The DRO reviews and approves the structural drawings, the architectural drawings, and the construction sequences that affect structural elements. In MÉTODO, the DRO is integrated into the design team from schematic phase, not brought in at the end to sign documents they did not review.

The permit process in CDMX also runs through the specific delegación in which the property is located. Different delegaciones have different processing times, different requirements for additional technical opinions, and different informal practices for managing the process. Familiarity with this system — not in general, but in the specific delegaciones where residential work concentrates — is a significant part of what a local practice provides.

What High-End Residential Means in CDMX

The luxury residential tier in Mexico City is concentrated in a small number of neighborhoods: Lomas de Chapultepec, Polanco, Tecamachalco, San Angel, and Pedregal. In each of these areas, the built context — lot sizes, setbacks, existing structures, street character — imposes specific design constraints that a generic luxury residential approach does not address.

In MÉTODO, the design starts with the section: how the house is cut from grade to roof, and how that cut manages light, privacy, ventilation, and the relationship to the street and garden. The patio as organizer is a frequent device in CDMX residential projects, particularly on deep lots where a central or rear patio can be used to bring light to interior spaces and create acoustic separation between program areas.

The material palette in CDMX residential work draws from Mexican sources: stone from quarries in Oaxaca, Hidalgo, or Puebla; wood from certified mills in Michoacan; concrete with specific aggregate and finish specifications that reflect the local construction expertise. The result is a building that is legible as Mexican — not because it borrows regional motifs, but because it is made from the materials that this region produces.

Working With US-Based Clients on CDMX Projects

Many MÉTODO clients are binational. They maintain professional lives in the United States and are building in Mexico City for the first time — or rebuilding a family property that has been in their name for a generation. For these clients, the practical challenges are compounded: unfamiliar permit system, construction supervision at a distance, and contract structures that differ from what they know from US projects.

MÉTODO structures cross-border projects with explicit client communication protocols: written summaries after every major site visit, phased approvals before work advances, and clear escalation paths for decisions that require the client to weigh in. Design reviews happen by video call with shared document access; approvals are confirmed in writing.

The contract structure for CDMX projects with US clients includes provisions for professional fees in USD, local permit fees and DRO costs in MXN, and construction contracts in MXN through local contractors. We do not act as contractor, but we provide construction administration oversight that verifies work quality and manages the contractor relationship on the client's behalf.

How MÉTODO Positions Within the Luxury Tier

We take four projects per year. In CDMX, that means we are not servicing the volume end of the market — the residential developments and spec house programs that characterize most output in the luxury neighborhoods. We work on individual projects for individual clients who want an authored house: a design that is specific to their site and program, not adapted from a repeated formula.

It becomes apparent over time: in how the house handles light through the day and through the year, in how the materials age, and in how the spatial organization supports or resists the way the occupants actually live.
